贷款被拒的十个理由

在美国申请房贷可谓是遍地是坑,稍不注意就会被拒绝,以下是银行拒绝贷款的最常见的十种理由:

1.换工作

刚换工作,薪水比原来更香了,贷款应该更容易了,是吗?

答案是,不一定!如果贷款人从一个互联网公司跳到另一个金融公司还不满两年,新公司的bonus一般不会计算在申请的收入里,因为根据贷款要求,bonus收入必须有2年历史才能算入收入,换了行业需要重新计算。

 

2.收入性质改变

如果申请如原来拿W2,但是今年变成了1099,那也是会影响贷款的。因为1099和W2的收入性质是不同的,银行审核标准也不同。

 

3.公司营收下滑

如果申请人自己开公司,前两年报税很好,但今年产生了较大的亏损,也是很难被批准的。

 

4.赠与金

美国银行对赠与金有详细的要求,大多数银行只允许与贷款人有血缘或法律关系的亲属赠。

 

5.投资房赠与金

如果是买投资房,亲属给了一大笔赠与金,那这对于银行来说也是不合理的,毕竟没钱还买什么投资房?

 

6.房子有非法改造、未完成改建、加建施工申请、安全隐患等

 

7.信用分太低

 

8.有不良纪录

如果贷款人在过去四年内有破产纪录,会导致贷款被拒绝。

 

9.Appraised Value太低

如果贷款人的Closing Fund比较有限,那也有可能导致贷款被拒。

 

10.银行倒闭
