Tribeca New Condos: 75 West Broadway’s Brick Architecture and Terrace Residences

5 min read

Warm brick, tall gridded windows and a stepped crown of terraces give 75 West Broadway a distinctly Tribeca character. Planned for the blockfront between Warren and Murray Streets, the ten-story condominium will bring 23 residences to a prominent downtown corner, with architecture by BKSK and interiors by DXA Studio.

The appeal begins with the building’s proportions: a broad, ordered facade at street level, then a more varied silhouette above. With a collection centered on two- and three-bedroom homes and private outdoor space for select residences, the project offers an early look at a more intimate form of new construction in Lower Manhattan.

The project’s 23-home scale is central to its identity. Nine two-bedroom and thirteen three-bedroom residences account for 22 of the planned homes; a single one-bedroom completes the collection. Two penthouses with outdoor terraces sit within the three-bedroom count.

02 Downtown Living, from Neighborhood Streets to the Waterfront

This part of Tribeca places local streets, downtown workplaces and the Hudson River waterfront within the same neighborhood setting. West Broadway connects the address with the shops and restaurants to the north; the World Trade Center and its transit connections lie to the south. City Hall Park offers a different outdoor setting to the east.

Along the river, Pier 25 brings together a playground, miniature golf, sand volleyball courts and places to sit by the water. It adds a practical dimension to the neighborhood: outdoor recreation and a waterfront walk can be part of an ordinary day, alongside the restaurants and errands of downtown living.

Nearby Chambers Street stations serve the 1, 2 and 3 trains at West Broadway and the A and C at Church Street. The E train terminates at World Trade Center. These are separate entrances and platforms, so the MTA neighborhood map is useful when comparing a commute or planning a visit.

03 The Development and Design Team

Prosper Property Group and HM Group USA formed the joint venture for the site acquisition. The developer names BKSK as design architect, DXA Studio for interiors and First Standard Construction as the construction team. Kriss Capital is listed as lender.

The project is a ground-up condominium with commercial space at its base. Earlier references to 65 West Broadway describe the same development; the current developer uses 75 West Broadway.

04 Brick, Shadow and the Rhythm of the Facade

The published renderings show how the building’s character comes from depth as much as color. Projecting brick piers frame tall window openings, creating alternating bands of masonry and shadow. Dark window grids bring a finer scale to the facade, while the warmer brick gives the broad elevation a textured presence.

At the upper floors, the composition loosens. Setbacks create a sequence of outdoor edges, with larger gridded windows and varied roof heights breaking up the crown. In the rendering, planting traces these horizontal lines and softens the transition from the main facade to the sky. The developer has described hand-laid brick; the exact landscape treatment remains part of the evolving design.

05 Residences and Private Outdoor Space

The concentration of two- and three-bedroom homes makes bedroom count a defining part of the collection. For buyers who want separate spaces for sleeping, working or hosting, this is the most concrete residential detail available at this stage. The two penthouses add another point of interest through their planned exterior terraces.

The terraces also help explain the architecture: the upper-level setbacks create places where the building steps back from its street wall. Their position, privacy and relationship to the rooms inside will be important when individual apartment plans become available. No terrace area or apartment view is established by the exterior renderings alone.

Interiors, Kitchens and Bathrooms

DXA Studio is named for interior design. A current apartment finish schedule, kitchen and bathroom specifications, and residence-level floor plans were not available in the reviewed public materials as of October 28, 2026. These details will complete the picture of how the architecture translates into daily life inside the homes.

06 Arrival, Services and the Street Level

Large storefront openings anchor the building to West Broadway in the rendering. The October project update describes approximately 10,000 square feet of retail, potentially arranged as one to three spaces. The eventual businesses will help shape the activity along the block; tenants have not yet been announced.

CityRealty reports planned basement parking and lists a fitness center and bicycle storage among the building’s amenities. These remain third-party descriptions rather than a confirmed sponsor specification. A detailed lobby, staffing and resident-service program has not yet been released in the official materials reviewed.

07 Prices, Floor Plans and Timing

As of October 28, 2026, a formal public sales launch, starting asking price and current apartment availability could not be verified. No unit-specific price, floor area, bathroom count, monthly common charge or property-tax schedule is presented here. This article introduces the planned development before those sales details are available.

The latest dated construction report, published October 22, says the foundation rework is complete and the superstructure is expected to follow. It gives a projected completion of the second quarter of 2028, later than the 2027 estimate still shown on the developer’s earlier page. The 2028 date is a construction projection, not a guaranteed occupancy date.

08 What Makes 75 West Broadway Worth Following

Three elements give this project a clear direction: a 23-residence collection, a strong emphasis on two- and three-bedroom homes, and brick architecture shaped by terraces and generous windows. Its appeal is grounded in these specific features and the everyday setting of southern Tribeca.

For a future downtown purchase, the next meaningful comparison will be between individual layouts, outdoor spaces, asking prices and building services. Buyers with an earlier move-in date can consider existing Tribeca residences alongside this longer-term option.
