London Clay Townhouse: Private Flatiron Residences with English Character

6 min read

At London Clay Townhouse, the character of a private London residence meets the rhythm of Manhattan’s Flatiron District. Behind the facade of a 26-foot-wide townhouse at 32 East 22nd Street, three condominium homes bring together generous living rooms, carefully composed interiors and outdoor spaces of their own.

The design unfolds through tall windows, sculptural fireplaces, natural stone and custom millwork. Garden Parlor pairs a 14-foot-high living room with a secluded garden; Upper Parlor offers full-floor living and a private terrace; the Penthouse introduces a 20-foot-high volume, a wood-and-brass staircase and a private rooftop.

01 Three Residences, Three Distinct Ways to Live

Two full-floor, two-bedroom Parlor homes and a three-bedroom Penthouse with a study form this intimate collection. Each occupies its own floor or floors, with elevator access and a private outdoor area. Public asking prices checked on October 28, 2026 range from $3.85 million to $10 million.

StreetEasy records the building’s sales launch as September 17, 2026. The proportions and outdoor spaces give each home a distinct identity, from a terrace adjoining the Upper Parlor to the Garden Parlor’s sunken garden and the Penthouse’s sequence of indoor and outdoor levels.

02 Flatiron, Between Madison Square Park and Union Square

The address sits on East 22nd Street between Broadway and Park Avenue South. Madison Square Park, the restaurants and shops of Flatiron, and Union Square to the south give everyday life a distinctly downtown setting: a park walk, a neighborhood dinner or a visit to the Greenmarket can sit within the same daily routine.

The nearby 23rd Street stations serve the 6 and R/W subway lines. At home, the three-residence scale creates a more private setting within this active Manhattan neighborhood.

03 A Collaboration in Architecture and Interiors

London Clay is developed by Andrew Heiberger of Buttonwood Development and Howard Lev of Wheelhouse Property. The official website credits a design collaboration between Studious Design, led by Haley Lankau, and AAD, led by Michal Stocki and Ricardo Chiuz. Public listings identify Cote Luxury Real Estate as the sales brokerage.

Their approach combines preservation with a contemporary interior palette. Existing architectural character provides the framework; tailored cabinetry, stone surfaces, decorative metalwork and restrained colors bring texture and warmth into the rooms. The result is a design language that carries from the entrance into the individual residences.

04 A Private Townhouse Arrival

The building’s 26-foot width gives the residence plans their distinctive proportions. At the entrance, gilded metalwork and mouldings introduce the detailed craftsmanship that continues indoors. Key-fob elevator access connects the homes, while a 24-hour Virtual Doorman provides remote access support and a dedicated package room supports everyday deliveries.

The service operates remotely rather than through an on-site doorman. Its role is to support a discreet arrival, with the emphasis on the privacy of the individual homes.

05 Light, Proportion and the Art of Living

The living rooms set the tone. In the Garden Parlor rendering, tall windows, a pale palette and a sculptural stone fireplace bring definition to the 14-foot-high space. Curved seating softens the room, while the generous wall height allows light and architectural detail to become part of its character.

Upper Parlor’s living room pairs a fireplace with broad windows and an open dining area. The Penthouse takes the composition upward: a glazed, light-filled living space and the project’s stated 20-foot-high volume give the home a different scale. A bespoke wood-and-brass stair connects its levels.

Kitchens with Their Own Architectural Character

Custom millwork and natural stone anchor the Parlor kitchens, with integrated Miele appliances maintaining a composed appearance. The Garden Parlor rendering shows softly colored cabinetry and a compact arrangement that keeps preparation space close to everyday living.

The Penthouse kitchen has a richer, more enveloping palette: dark cabinetry, glass-fronted cupboards, an island and metallic accents. Its published specification includes Sub-Zero and Wolf appliances, a chef’s kitchen, breakfast room, butler’s pantry and walk-in pantry, giving cooking, storage and entertaining their own spaces.

Bathrooms in Stone, Cabinetry and Brassware

The Parlor bathroom specification brings together bespoke cabinetry, Lefroy Brooks brassware and Toto smart technology. In the Garden Parlor rendering, pale stone, a double vanity and warm metal accents continue the calm material palette of the living spaces.

06 A Garden, a Terrace or a Rooftop of Your Own

Private outdoor space is part of every residence. Garden Parlor’s sunken garden is presented with timber decking, planted borders and room for an outdoor table. Upper Parlor’s terrace offers a more intimate setting, reached from the second bedroom according to the official plan.

The Penthouse’s rooftop adds another place to gather, with the official rendering showing separate dining and lounge areas against the city skyline. The stated exterior areas are 577 SF for Garden Parlor, 207 SF for Upper Parlor and 1,589 SF in total for the Penthouse.

The project’s imagery presents design intent. The sponsor states that residences will be delivered unfurnished; depicted furniture, accessories and landscaping should not be treated as an included purchase package. Final finishes and outdoor arrangements are governed by the applicable project documents.
