Upper East Side Living at Elodie: Triplex Townhouses and a Rooftop Penthouse

6 min read

On East 77th Street between First and York Avenues, Elodie introduces an intimate collection of new Upper East Side condominiums. Its seven-story façade brings pale brick, generous windows and planted terraces to a residential block near John Jay Park. Inside, warm wood and softly patterned stone give the homes a restrained, welcoming character.

The 16-residence collection spans one- to four-bedroom homes, including two townhouses and a full-floor penthouse. For buyers drawn to a smaller building, Elodie brings together several appealing choices: an everyday Manhattan home, a residence arranged across multiple levels, or a penthouse with its own outdoor retreat.

Sales launched in September 2026, with one-bedroom residences reported from $1.25 million. Below, we explore the building’s design, interiors, amenities and featured residences.

01 / Architectural Overview

Elodie is a new condominium on the former site of a carriage house and parking garage. The project carries that history into its identity while introducing a newly constructed residential building. Its small scale is central to the offering: just 16 homes share an address that also accommodates townhouses and a single full-floor penthouse.

02 / Location

The address places Elodie on the eastern side of the Upper East Side, in Lenox Hill, between First Avenue and York Avenue. This is a setting for buyers who want their home connected to neighborhood life: local avenues for daily errands and dining, a nearby community park, and subway routes farther west.

John Jay Park runs from East 76th to East 78th Streets beside the FDR Drive. Its playgrounds, basketball and handball courts, fitness equipment and seasonal outdoor pool provide several ways to spend time outside. A morning walk, an afternoon at the playground or a summer swim can become part of the local routine.

For subway travel, the Q at 72nd Street and the 6 at 77th Street provide two nearby options. StreetEasy lists approximate distances of 0.36 miles and 0.45 miles respectively; these are location references rather than timed walking estimates.

03 / Development and Design Team

Elodie brings together Visabe Corp. and Urban Spring Capital, the developers named on the project’s official website. Architectural coverage identifies their joint venture as Grand Cru Real Estate, or GCRE.

Design architect: PKSB. Architect of record: ARC Architecture + Design Studio. Sales and marketing: Ian Slater and Michael Koeneke of Trove Partners at Compass.

The overall design direction is consistent from the street to the interiors: a light exterior palette, warm wood finishes and detailed metalwork. The result is a building with a composed street presence and homes designed around a softer material palette.

04 / Architectural Design

The façade is organized around a symmetrical arrangement of tall windows and glass doors, with balconies at either side. Pale brick gives the elevations texture, while the slender railings add a finer layer of detail. At the top of the building, the seventh floor steps back to create an outdoor terrace.

Seen at street level, the entrance is framed by planting and a substantial surround. The exterior rendering shows how the building’s materials continue down to the arrival area, giving the base the same considered treatment as the residential floors above.

05 / Entrance Space

The arrival sequence introduces the warmer tones used throughout Elodie. The lobby rendering pairs light surfaces with wood accents, creating an understated transition from the street to the residences. An attended lobby is among the building’s announced services.

In the residential corridor rendering, dark paneled doors, textured walls and individual sconces create a quieter visual rhythm. These smaller details make the shared spaces feel like an extension of the residential interiors.

06 / Residences

The residential collection offers one- through four-bedroom layouts. Published interior imagery emphasizes broad windows, wood floors and a light color palette. In the living-room rendering below, the seating area faces a wide wall of glazing, with an outdoor balcony extending the composition beyond the room.

Kitchens

Custom white oak cabinetry, Taj Mahal quartzite countertops and Sub-Zero and Wolf appliances anchor the kitchens. The combination brings together the warmth of visible wood grain and the quieter movement of pale stone.

Bathrooms

The bathrooms continue the light palette, with Waterworks fixtures and Kohler toilets identified in the launch materials. The published images show distinct treatments for the primary bathroom, secondary bathroom and powder room.

The secondary-bathroom rendering pairs a wood vanity with a double basin and a tub-and-shower arrangement. The powder room takes a different direction, combining dark textured walls with a pale floating basin and pendant lighting. Together, the images show a more varied interior scheme than a single all-white finish package.

07 / Amenities

Elodie’s announced amenities focus on the spaces and services residents can use throughout an ordinary week: a place to exercise, a shared lounge, outdoor space and practical support for arriving home.

Wellness and Recreation

A fitness center brings a workout space into the building. Nearby John Jay Park adds outdoor recreation to the wider neighborhood, including courts and a seasonal public pool.

Social and Outdoor Spaces

A residents’ lounge and landscaped roof deck are included in the announced program. Private outdoor areas also feature within the residential collection, with the townhouses and penthouse offering their own ways to enjoy time outside.

Arrival and Everyday Convenience

The published amenity program includes doorman service, a garage and a bike room. Earlier architectural coverage describes on-site parking as available for purchase separately. These practical features complement the scale of a 16-home building.

08 / Featured Residences

Elodie offers several distinct ways to live at the same address. The table below summarizes publicly reported launch pricing, reviewed September 29, 2026. It describes residence types rather than a live unit-by-unit availability list.

One-Bedroom Residences

The reported one-bedroom starting price provides an entry point into Elodie’s boutique condominium collection. For a buyer seeking a smaller Manhattan home, this is the part of the offering to explore first, with the building’s shared amenities and Upper East Side setting forming part of the appeal.

The Townhouses

Two three-level townhouses bring a more house-like format to the condominium. Each is reported at approximately 2,900 square feet, with three bedrooms, three-and-a-half bathrooms and private outdoor space.

The appeal is the combination of a multi-level home and a shared building amenity program. For buyers who enjoy a greater separation between different activities at home, the townhouse format offers a distinct starting point for the search.

The Full-Floor Penthouse

At the top of Elodie, the seventh-floor penthouse is reported at 3,712 square feet, with a private roof level and additional outdoor space. Its full-floor setting makes it the building’s most expansive featured residence.

The penthouse imagery gives a sense of the design’s approach to entertaining. In the kitchen-and-dining rendering, a long dining table sits beside cabinetry and display shelving, while the kitchen island and living area extend along the room. The arrangement shown creates a continuous setting for cooking, conversation and gathering.

The penthouse bathroom rendering presents a freestanding tub beside tall windows, a long double vanity and a separate glass-enclosed shower. Its pale surfaces and wood cabinetry connect the private rooms to the same material language used throughout the home.

09 / Key Highlights

Elodie’s appeal comes from a clear combination: a 16-home building, a residential Upper East Side address, warm contemporary interiors and a choice of apartment, townhouse and penthouse formats.

For buyers who value a smaller community of residences, the project offers an opportunity to focus closely on the home itself: how much space you need, how you prefer to arrange daily life, and how important private outdoor space is to your next move.
